As some of you may be aware, a rezoning application was submitted in early February for an approximate 26-acre parcel of land located at 5495 Lake Rabun Road (Parcel LN04 121) to rezone from Agricultural (A) to Vacation Cottage (VC). The subject property is in the upper Narrows and includes the concrete seawall peninsula into the lake. The property is owned by Johnny and David Irvin as applicants.
The LRA was concerned regarding allowable density of development allowable under VC zoning, and we met with representatives of the applicants to determine their development plans. Following that meeting, we concluded that the allowable development density, rental use, lack of specific development plans, and potential lakefront development were incompatible with surrounding land use.
At the February 26, 2024 Rabun County Planning Commission hearing, the LRA opposed the rezoning application pursuant to the meeting comments on the attached document. The LRA had approximately 30 members in attendance in support of our position. The Planning Commission voted unanimously 5-0 to recommend denial of the application.
Note that the Planning Commission provides solely an advisory recommendation to the full Rabun County Commission who will decide the matter.
The matter now proceeds to the full Rabun County Commission at their next hearing date of March 26, 2024. We may need a showing of LRA membership at that meeting, and we will communicate at a later date if your attendance might be helpful.
